Before assessment or repair
Is a crack always a foundation problem?
No. Cracks have several possible causes. Location, change over time, displacement and related symptoms matter. A photograph or a single width measurement is not enough to diagnose structural safety.
What information should I send?
Include the property’s town or ZIP code, where you see the problem, when it appeared and whether it changes after rain. Mention previous repairs or engineering reports without sending sensitive documents through the form.
What is the difference between stabilization and lifting?
Stabilization aims to improve support or limit further movement. Lifting attempts to change elevation. Ask which goal is included, what movement is realistic and what risks there are to finishes, plumbing and nearby components.
Does encapsulation fix structural damage?
No. A moisture-control system cannot restore a deteriorated beam or correct an inadequate footing. Structural and moisture issues should be assessed together and scoped separately where needed.
Can flood vents be sealed?
Not without checking what the openings do. Required flood openings permit automatic water entry and exit in applicable enclosures. A moisture-control plan must respect the property’s floodplain and building requirements.
Do foundation repairs need a permit?
Confirm your jurisdiction and scope with the local building department. The City of Charleston publishes specific residential foundation repair guidance, including engineering and pier or pile documentation. Historic-review and floodplain requirements may also affect a project.
How much will repair cost?
The cost depends on the cause, size, access, design, permits, utilities and restoration. A site-specific written scope is more useful than a generic online price. See the planning and cost guide for quote-comparison questions.
Is service available in the neighboring towns listed?
The location guides help homeowners prepare their questions. They do not promise coverage or appointments. Include the property location in your message so availability can be confirmed before any arrangements.
Can I get an appointment through this form?
The form sends a message; it does not confirm an appointment. Any timing, provider, scope and fees must be agreed separately.
What should I do if a wall is bulging or a floor suddenly drops?
Keep out of the affected area and seek urgent in-person professional help. If there is an immediate threat to people, contact emergency services. Do not enter below the structure or try to adjust its supports.
